True Market Value is determined at Auction

Auction is the preferred method of selling Real Estate in New South Wales and Victoria (and other states), other than Western Australia, WHY? 

 

One of the main reasons is that there is no cooling off period in Western Australia.  For Sale by Private Treaty in other states gives buyers up to 4 days to withdraw from a contract for no reason but they do not have that same right when purchasing at Auction. 

Auctions in Western Australia are often seen as “forced sales”.  Mortgagee sales, separations etc, but the reality is quite different. 

 

Sellers are now choosing Auction for many reasons:

  • The Average days on market, over the last 4 years, has increased by over 25%, to about 78 days. While the average days on Market for Auction properties is currently around 28 days.
  • True market value is determined
  • Auctions are the most effective way of getting the premium price, in the shortest time.
  • A Sale Contract is deemed to be “Unconditional”
  • Creates Competition and a sense of urgency
